Building Security Design: How Early Integration Cuts Costs and Improves Access



Integrating security, access control and door hardware early in the design process helps building owners reduce retrofit costs, streamline operations and create safer, more welcoming facilities.

The integration of modern, proactive security design is increasingly replacing the old reactive approach toward building security. Historically, building security and ease of access were viewed as opposing or competing ideas, where the fortification of one inevitably compromised the utility of the other. 

But contemporary research and industry best practices suggest that these two objectives are not only compatible but synergistic when addressed early in the design process. When building owners and executives prioritize the seamless movement of people alongside the robust protection of assets and data, what emerges are the multifaceted advantages of embedding security into the architectural fabric, the economic imperatives of professional hardware specification, and the profound social and operational benefits. 

Early security design: Integration and advantages 

The concept of security as a fundamental building utility on par with plumbing or electrical systems represents a crucial paradigm shift in architecture. In an era of increasingly complex and evolving threats, the traditional practice of retrofitting security measures after construction has become functionally inadequate and financially unsustainable. 

Early security integration offers a structured path to cost savings by preventing expensive retrofits, enhancing aesthetics through the seamless blending of hardware into the building's motif and optimizing functionality through a hierarchical approach to accessibility. 

When security is considered during the initial design, it allows for a more effective and integrated security deployment. By identifying potential vulnerabilities before groundbreaking, architects can design spaces that naturally mitigate risks while maintaining an open and inviting atmosphere. 

This benefit is particularly evident in the design of lobbies and fenestration. For example, large glass openings and doors intended to maximize natural lighting can be retained without having to sacrifice safety by implementing unobtrusive security measures, including scheduled keycard access and the strategic placement of personnel. 

This transparency fosters a visual connection between the interior and exterior and ensures the facility feels integrated with its environment rather than isolated as a fortress. Specific benefits include: 

Operational efficiency. Security systems can be designed to work harmoniously with building functions and lead to better workflows and less friction for occupants and staff. 

Reduced complexity. Early planning simplifies the design and implementation of secure systems and lowers operational overhead. 

Faster project completion. Integrating security from the start into the design-build process means fewer delays and a more predictable schedule. 

Cost savings. Integrating security avoids high costs associated with post-construction modifications and retrofitting security solutions. 

Design development workflow 

Successfully integrating security into a facility’s fabric requires a rigorous and collaborative workflow involving architects, owners, security consultants and hardware specialists. This process typically begins during design development once a building’s programmatic layout is largely established. 

The cornerstone of this approach is preparing an annotated floor plan that displays tagged door openings and room identification tags. The plan is a roadmap for the owner’s security goals, outlining best assumptions for security infrastructure, electronic hardware and mechanical door hardware functions based on the specific program and budget. 

The consultative nature of this phase is critical. Walking a client through the annotated plans allows for a specific, granular review of secure areas by programmatic components. 

This dialogue helps identify departments that require high levels of segregation, while areas intended for general access remain fluid and accessible. Coordination is not a one-time event. It extends into the construction phase, where the annotated plans act as a backcheck mechanism during the review of shop drawing submittals to make adjustments significantly more predictable and less costly. 

Master keying coordination is also critical between the client and the contractor, which typically takes place late during construction. In this stage, a floor plan with color-coded departments comes in handy to coordinate keying hierarchy and segregating department access from others. It also segregates access by employee roles. Owners walking through plans and color-coded doors find it much easier to visualize which areas are accessible to whom. 

Security integration during design and construction 

The security approach begins during early design development with the creation of annotated floor plans that tag openings and define door functions. This step identifies vulnerabilities before construction starts, substantially reducing retrofit costs and establishing efficiency in the project timeline. The owner review stage involves one-on-one walkthroughs using the annotated plans to evaluate security protocols and door functions. These charettes align the security hierarchy with actual programmatic and departmental needs. 

Door hardware and opening requirements are then drafted into professional specification to ensure compliance with the Americans with Disabilities Act requirements as well as life safety and fire codes. Documentation becomes the contractual basis for implementation. Shop drawing reviews and backchecks during construction are made simpler by using the annotated plans to verify contractor work. This process reduces field adjustments and confirms alignment with original design intent. 

Finally, post-construction activities include master keying coordination and role-based access review or departmental access hierarchy to establish long-term operational security. This final step ensures security infrastructure supports ongoing facility management and operational requirements.
