Taking the do-it-yourself approach to door hardware specification is a classic architectural dilemma. Building owners who want full control over the aesthetic of a project might decide to handle the hardware schedule in-house rather than calling in an expert for professional-grade specifications. It could also be a potential case of, “You don’t know what you don't know” — until a $20,000 change order arrives.

In-house specification can go sideways in several different ways: 

The compliance trap: Life safety and ADA. Hardware is not just about the finish. It is about life safety. One misplaced locking function can violate fire codes or egress requirements. Among the key considerations: 

  • Egress vs. security. Balancing the need to keep out people who should not enter while ensuring people can get out in an emergency is a legal tightrope. 
  • ADA. Not complying with accessibility requirements such as precise mounting heights and opening force requirements, or if a lever requires a tight grasp or a twist of the wrist to operate can mean a violation. If hardware does not comply, the owner will not receive a certificate of occupancy. 
  • Fire ratings. Owners cannot put just any hardware on a fire-rated door. The hardware must be UL-listed and compatible with the door’s fire label. 
  • Silencers and gaskets. Forgetting smoke seals on fire- or fume-rated doors can be a critical life safety violation. Missing seals can allow toxic fumes and smells to move into other areas of the facility 

The “missed component” domino effect. A door is not just a slab and a handle. It is a complex system of moving parts. When owners specify doors in-house, it is incredibly easy to miss small things that make the system work, including: 

  • Door weight vs. hinge grade. Picking slim, minimalist hinges for heavy solid wood or metal-clad doors will make the door sag over time, causing it to scrape the floor or fail to latch. 
  • Handing errors. For example, specifying a right-hand lock for a left-hand-reverse door is a common error that can have major ramifications. 
  • Power requirements. For electronic strikes and magnetic locks, failing to coordinate with the electrical engineer results in problems during the wall-closing phase and expensive retroactive wiring. 
  • Galvanic corrosion. Mixing metals — stainless steel screws in a brass handle, for example — can lead to chemical reactions that corrode the finish or seize the mechanism entirely. 

Maintenance and longevity. What looks good on day one might be a disaster by year two. For example: 

  • Finish failure. Lower-quality hardware uses low-grade finishes or thin lacquers that can peel or tarnish quickly under high use or in salt-air environments. 
  • Durability. Specifying residential-grade hardware for a high-traffic commercial building can quickly cause lock failure. 
  • Ghosting doors. Improperly balanced hardware and closers can cause doors to ghost, or swing open or shut on their own — a major annoyance for clients and a potentially serious liability.
