HVAC Top Concern Among Tenants in Online Poll



An informal online survey of members of the Institute of Real Estate Management (IREM) revealed the top three tenant demands by property type. Collectively, they include timely and effective communication from their property manager or management firm, heating and air conditioning in tenant space, rent relief, privacy noise concerns and updates in safety and security measures.




An informal online survey of members of the Institute of Real Estate Management (IREM) revealed the top three tenant demands by property type. Collectively, they include timely and effective communication from their property manager or management firm, heating and air conditioning in tenant space, rent relief, privacy noise concerns and updates in safety and security measures.

Heating and air conditioning in tenant space (78.2 percent) is the No. 1 demand of tenants in office buildings. Next is timely and effective communication from their property manager/management firm (54 percent), followed by access to high-speed Internet or fiber optics (31.5 percent).

As with office building tenants, the top demand of tenants in shopping centers is heating and air conditioning in tenant space (52.7 percent). Next is rent relief (49.1 percent), followed by timely and effective communication from their property manager/management firm (43.6 percent).

Similarly, the No. 1 demand of tenants in industrial/industrial parks is heating and air conditioning (59.4%), followed by rent relief (56.3 percent) and timely and effective communication from their property manager/management firm (53.1 percent).

The survey of IREM members was completed by 482 respondents, yielding a 95% confidence level in the data with a 4.4% sampling error.
