Metal Panels Help Distribution Center Meet Multiple Goals
In creating a new distribution facility in Anderson County, S.C., that would serve as a prototype for future facilities, Walgreens set up a tall order. With a tight construction schedule and budget, the facility had to incorporate sustainable products while creating a highly accessible environment for its workers.
Adding to the challenge was the scale of the facility, which has more than 648,000 square feet of warehouse space, including two high-bay rack structures, mezzanines and 95 dock positions. It also has a two-story office area, a receiving office and a shipping office/cafeteria, for an additional 60,966 square feet.
To meet the aesthetic and functional goals of the design, it was decided approximately 75 percent of the building would be metal. The building’s exterior was constructed of precast wall panels and its high-bay rack structures were clad with smooth and ribbed-sheet metal wall panels. Formawall Dimension Series metal  wall panels from Centria were chosen for the facade for their moisture control and thermal properties. Roofing and siding coverage were achieved with BR5-36 panels, as well as Econolap panels. The Cradle to Cradle certified metal wall panels helped meet the sustainability challenge: In terms of performance, it’s 20 percent more efficient that any other Walgreens distribution center.
In addition, the building is designed with touch screens and flexible work stations to accommodate just about anyone — including the more than 42 percent of the facility’s workforce with a physical or cognitive disability.

Irrigation System Conserves Water at Shopping Center
 The antiquated irrigation system installed at the West Gate Shopping Center in San Leandro, Calif., was in desperate need of a makeover. The system had a standard timer device set on a seven-day watering schedule, but irrigated the center’s grass, shrubs and trees in any kind of weather. This led to water waste and runoff flowing from over-watered landscapes.
The old irrigation timers were retrofitted with two WeatherTRAK smart controllers. Drawing on information delivered wirelessly from 17,000 weather stations, the controllers schedule irrigation based on individual landscape needs and local weather conditions.
Eight months after installation, the center had reduced water use by 675,000 gallons compared to the previous year, resulting in outdoor water cost savings of 60 percent.
 Additionally, because the system adjusts for weather conditions so as not to over water, pools of shallow water and runoff have been eliminated. With less standing water, the center’s parking lot is expected to last 30 percent longer than with the previous irrigation system and potential liability caused by slip-fall accidents has been minimized.
