Nature-Inspired Coating Brings New Life to Condos

The landscaping around the 12-story Watermark Place condominium facility in Columbia, Md., couldn’t disguise the building’s shabby appearance any longer. Weep holes in the window frames allowed water to drain down the side of the building, carrying with it dirt and algae, which stained the exterior.

Engineers tasked with choosing a new exterior coating for the facility decided on Lotusan from Sto Corp., a coating modeled on the structure of a lotus leaf.

Microscopically, the surface of a lotus leaf is covered in tiny bumps. These bumps support anything on the surface of the leaf with a very small contact area, allowing dirt to run off a leaf with raindrops. Soon after a rainfall, the plant is left dry. The coating has a similar microscopic surface texture with hydrophobic properties, giving it a self-cleaning effect, according to the manufacturer. In addition, the coating is weather- and chalk-resistant and has a high water vapor permeability.

After applying two coats of the product, the 18-year-old facility looks new again. When it rains, water continuously rolls off the surface. When the rain stops, the product is almost immediately dry again.

CO Detectors Require Monitoring

Facility executives should monitor the status of system-connected carbon monoxide (CO) detectors. Unlike system-connected smoke detectors, system-connected CO detectors have a limited-life component in the gas sensor. Not monitoring the gas sensor status will cause installations to fail code and could lead to an undetected non-functioning sensor. To be compliant with Underwriters Laboratories Standard 2075, every system-connected CO detector should have an integral trouble relay to send a trouble signal to its control panel once its gas sensor has been depleted.
