Manhattan real estate professionals are concerned that the Freedom Tower, the replacement for the World Trade Center, could scare away future tenants with its 1,776-foot height and its enormous symbolic value.
Prior to the recent redesign, 11 percent of developers, employers, and service providers polled by CoreNet Global said their staff members would not feel safe working at the site. Another 51 percent of those surveyed said they were "unsure" as to their safety.
A number of respondents reportedly wrote anonymously that they would not be likely to lease space in the tower unless the height was reduced to match surrounding structures.
Other companies may feel differently if the lease rates are attractive. The state's legislature has already approved a $5-per-square-foot rent subsidy for early-signing tenants.
