The 2008 Readers’ Choice Awards recognize
81 products from a pool of more than 1,200 that appeared on Building Operating Management Online and FacilitiesNet over a 12-month period. The awards are based on the inquiries products received from facility executives browsing the
Web site’s new product pages during that time.
Cooling System
Daikin AC Inc. The Water Cooled VRV (VRV-WII) is available in three outdoor cabinet sizes of 5, 6 and 7 tons and uses a modular approach to serve a single system up to 21 tons in seven different capacity combinations. Weighing 330 pounds and measuring less than 40 inches high, the system can fit taller and larger applications operating with closed loop cooling tower, or dry cooler and boiler operations.

Boiler
AERCO The Benchmark 3.0 Low NOx condensing full modulation boiler is the company’s first 3 million btu/hr boiler in its Benchmark family. The product uses a stainless steel heat exchanger design, the company’s C-More unit controller, and a patented air/fuel delivery system, which allows the product to achieve a 15:1 turndown. The boiler has an operating range of 200,000 to 3 million btu/hr. It measures 79 inches high by 28 inches wide by 64 inches deep.

Interior Wood Panels
Hunter Douglas Architectural Products
The Natura line of wood ceiling and wall panels includes 18 types of wood veneers, from traditional birch, eucalyptus and walnut, to the exotic, including coigue, curupixa, manio, markore, sucupira and sapelli. Wall panels clip onto a surface-mounted track. Ceiling panel installation uses a standard T-grid with a lay-in or semi-concealed option. Ceiling panels are available in 2-foot-by-2-foot squares and 2-foot-by-4-foot sizes. Wall panels are available in additional sizes. Panels are finished on both sides to allow two-sided application. They are Class A flame-retardant and allow for full access to the plenum.

High Wind/Hurricane Fans
Greenheck The company’s line of high wind and hurricane exhaust fans are certified to withstand winds up to 150 mph with no tie-downs to the roof. The products feature structural bracing on the interior and exterior of the fan and a special high wind roof curb. Models H-G and H-GB’s performance ranges up to 14,000 cfm and up to 2.75 inches wg. Models H-CUE and H-CUBE’s performance ranges up to 14,700 cfm and up to 5 inches wg.

Airflow Meter
Fluke Corp. The Fluke 922 combines differential pressure, air velocity and flow measurements in one meter. It features colored hoses designed to help users interpret pressure readings; minimum, maximum, average, and hold functions; a backlit display to view data in dimly lit environments; and an automatic power-off function to conserve battery life. It comes with two rubber hoses, a wrist strap, four AA batteries, a user manual and soft carrying case.

HVAC Control System
Honeywell ComfortPoint is a BACnet-compliant, Web-enabled control system for HVAC products that provides a single view of all system information — such as temperature, system status and alarms — and gives users command and control options based on their authorization level. The system is accessible through a secure SSL-encrypted Web connection from any personal computer using Internet Explorer. The system uses the Niagara Framework from Tridium to transform data from the BACnet devices into uniform software components.

Geothermal Unit Ventilators
McQuay AAF-HermanNelson unit ventilators use GentleFlo air moving technology. Modular fan wheels are large, wide and rotate at a low speed to reduce fan sound levels. Precision tolerances help reduce flow and pressure turbulence. Fan housings incorporate logarithmic expansion technology for smoother, quieter airflow. A large, expanded discharge opening minimizes air resistance, further lowering sound levels. Fan shafts are made of ground and polished steel. Fan assemblies are balanced before unit assembly and tested after assembly for stability and quietness. MicroTech II controls with Open Choices allow for integration into building automation systems.

Ceilings
Armstrong The TechZone ceiling system eliminates the need for penetrations in ceiling panels by organizing lighting fixtures, air diffusers and sprinkler heads in a linear 6-inch-wide technical zone to create a cleaner ceiling visual. The company partnered with companies such as Lightolier, Lithonia Lighting, Cooper Lighting and Zumtobel Lighting, Carnes and FlexHead Industries to make the engineered ceiling system using standard components. Railing System
The Bilco Co. Bil-Guard is a fixed railing system that provides permanent fall protection for roof hatch openings. It meets OSHA standard CFR 1910.23 fall-protection regulations. It is constructed of fiber-reinforced polymer with a bright yellow railing. The system is available with a gate-latching mechanism that locks the self-closing gate in the closed position and includes a finger release for ease of operation. Standard on all models, the latching mechanism is designed for fast installation and resists corrosion. Kits are available to retrofit the latch onto existing Bil-Guard railing systems.

Wireless Temperature Sensor
Siemens Building Technologies Apogee wireless room temperature sensors use redundant mesh networking technology to protect the sensors against signal interruption. Battery life is five years under normal use. The sensor is designed on a ZigBee-compliant platform with a display that features temperature, setpoint values and occupancy condition.

LED Spotlight
LEDtronics Inc. R30 LED Reflector spotlight bulbs are direct incandescent replacement bulbs. 120 VAC bulbs are available in five light emitting angles (15, 20, 30, 40 and 95 degrees) and in 120 volts AC. Other voltages from 12V to 240V — AC or DC — are available. Colors available are warm white (3000 K), pure white (5500 K), cool white (8000 K), 633nm red, 592nm yellow, 525nm aqua green and 470nm blue. Infrared lamps are offered in wavelengths 850nm, 880nm and 940nm.

Security Image Storage
3VR SmartStorage captures, catalogs and stores critical video information while reducing video storage requirements by as much 10 times when compared to traditional DVRs, according to the company. The system uses analytics to identify and catalog the best images from within video and then saves them in Event Cards, a proprietary approach to managing and reviewing video events. Event Cards are high-resolution images of faces, text, objects and motion that are identified by the system and indexed before they are stored. Additionally, the company’s systems provide RAID storage to protect video and event data from loss or corruption.

Bird Deterrent
Bird-B-Gone Inc. Bird-B-Gone, Inc. introduces Bird Spike 2007. The stainless-steel spikes prevent birds from landing or roosting, and comes in 3-inch, 5-inch and 8-inch widths. The product won’t cut or injure the installer and does not harm birds.

Chair
The HON Company The F3 chair is now available in a new material called ilira-stretch, which features a three-dimensional knit with an open weave pattern. The pattern allows for enhanced airflow, resulting in a more comfortable sitting experience, according to the company. The product’s personalized comfort system responds to a user’s body movements.

Outlet Cover
Hubbell Non-metallic, in-use covers are made from polycarbonate material, are lock-out/tag-out compliant, and can accommodate multiple configurations. The product complies with NEC article 406.8 in all wet locations for 15- and 20-amp, 125- to 25-volt applications.

Waterless Urinals
Falcon WaterFree The company’s urinal uses a liquid sealant that is lighter than water to filter urine and eliminate flush valves. The sealant floats on a layer of water in a replaceable cartridge within the urinal, connected to the drain. Urine passes through the liquid sealant and into the drain. The sealant provides an airtight barrier between urine and the restroom to prevent odors from escaping. The funnel-shaped cartridge and non-stick, non-porous materials ensure urine passes into the cartridge. The cartridge has a sealing ring to provide an airtight barrier between cartridge and housing and should be changed approximately three to four times per year.

Fire Alarm Reporting Receivers
NAPCO The rack-mounted central station receiver complies with UL central station applications requiring primary and mirrored backup receivers. Both receivers interface with the conventional CS automation system and connect to each other with a network crossover cable, where the mirrored receiver serves as a hot backup, duplicate receiver. The receivers offer two modes of operation: automatic mode, where alarm signals are sent normally to the automation system for processing and manual mode used when direct operator interaction is required by way of a menu-driven keypad-style alphanumeric interface on the face of the receiver.

BACnet Service Tool
TAC The BACnet service tool provides controller point information to field technicians. A compact hardware adapter, the TAC Roam1O2 runs on pocket PCs or laptops. It automatically senses third-party BACnet controllers and is the first BACnet service tool using Bluetooth, according to the company.

Variable Speed Drive
York Variable speed drives in OptiSpeed line are now available for model YK centrifugal chillers up to 3,000 tons cooling, at voltage levels up to 4,160 volts. The medium-voltage drives have a power factor of 0.95 or better and soft start. The drives have the smallest footprint in the industry, according to the manufacturer.

Touch-Free Soap Dispenser
Technical Concepts The AutoFoam soap system is designed for washroom facility providers requiring soap dispensers that have high capacity, and provide controlled usage. The refill provides up to 2,750 hand washes in each 1100 ml refill bag. A “box-less” refill pouch further reduces packaging waste. The wall-mounted dispenser is available in an array of color combinations. The cam gear technology provides extra long battery life — up to 120,000 dispenses or 3 years. Visual and audio cues indicate low refill and battery life. A lock protects batteries and refills.

Motor Circuit Protectors
Schneider Electric Square D PowerPact electronic motor circuit protectors (MCPs) have instantaneous trip points that align with the motor and NEC requirements to ensure proper installation. The MCP includes two adjustment dials based on the characteristics of the motor. The first dial allows for full-load amps (FLA) adjustment across the range of the frame size. The second dial selects the type of motor protection based on Automatic 1 for standard efficiency or Automatic 2 for high energy efficiency. The second dial also allows for traditional motor protection from 8 to 13 times the selected FLA.

Audible Exit Sign
Notifier Designed for installation near building exits or along egress routes, the Onyx ExitPoint produces broadband noise, acting as an audible exit sign. The building’s fire-alarm control panel triggers the system, alerting occupants to the location of the nearest exit using directional sound. It emits four field-selectable sound pulse patterns to create an egress pathway and mark perimeter exits, defining an escape route when visibility is impaired. Users can add more pulse patterns to alert occupants that they are approaching a stairway and need go either up or down.

Card Key Switch
Watt Stopper/Legrand The HS series of card key switches enable or disable power to a select number of electric circuits and loads present inside a guestroom. The low-voltage switch has normally open and normally closed isolated relays that allow it to work with third-party energy-management or lighting-management control systems. These switches comply with IECC and ASHRAE/IESNA energy codes that require that hotel guestrooms have a master switch at the entrance of every room.


Data Center Monitoring
APC The NetBotz 420 is intended for small- to medium-sized spaces like wiring closets, server rooms or other spaces that require comprehensive monitoring. Users can view the current temperature, humidity, audio, dew point readings and video clips via a Web browser or the client console application. Available in a wall-mounted and 1U rack-mount version, the unit can expand monitoring via up to four optional camera pods, sensor pods, or output control devices.

Flooring
Wilsonart Matching expansion aluminum molding for commercial grade laminate flooring incorporates decorative strips of high pressure laminate which are bonded to the top of the molding, enabling it to match the surrounding floor. The molding creates less than .06-inch transition above the floor and comes in 8-foot lengths. New wood grain designs include mahogany, walnut and rosewood, and 15.5-inch square tiles in a variety of natural stone looks are also available. All designs include Tap-N-Lock installation technology, which uses two tongue-and-groove joints for extra strength.

Faucet
Sloan Valve Co. The Optima Lino sensor-operated, chrome-plated, die-cast metal faucets feature single-hole configurations to fit a variety of installations. Models with the integral spout temperature mixer include a lever that lets users adjust the water temperature. Models with the i.q.-cliq button allow the selection of user-directed modes including continuous run and temporary off. Users can also convert the adjustment to a fixed setting. Single-supply faucet models deliver water at a pre-set temperature. Equipped with double infrared sensors and microprocessor-based logic. Battery-powered or hardwired models are available. Various decorative finishes are available along with trim plates for sinks with three-hole punchings.

Key Control
DORMA Architectural Hardware Serialized Key Control relies on a national network of authorized key makers using a secure Web-based tracking system. The tracking tool provides a historical record of the keys issued to each company. Dealers and locksmiths verify end user authorization at the secure site. End users and factory authorized key makers can track their key duplication history without sending any personal information or key bittings over the Internet. The program uses a seven-pin cylinder that fits in the footprint of a conventional six-pin cylinder. The cylinders are available in rim, mortise, key-in-knob/lever, and small format interchangeable core configurations.

Alarm Control Panel
Silent Knight The IntellKnight 5820XL features a digital communication protocol that uses standard wiring. No twisted pair or shielded cable is required. Designed for new and retrofit applications, it performs drift compensation and an automatic NFPA 72-compliant sensitivity check. It uses a 6-amp, 24vdc power supply and offers programming capability from the on-board user interface or SKSS PC-based programming software. It supports 127 addressable points, and users can expand it to support up to 508 points. It also includes an integrated dead-front cabinet.

Cable Management System
Wiremold/Legrand The RFB2 series of recessed floor boxes is available in brushed aluminum, plated brass and black finishes and utilizes the same covers as the RFB4 series. The two-compartment recessed floor boxes can be installed in either concrete or wood floors to provide power and communications. A slab-on-grade version of the RFB2 box has a fusion-bonded epoxy finish that is applied to standard steel, eliminating the need for a steel box, according to the company.

Emergency Communications
Talk-A-Phone The Wide-Area Emergency Broadcast System (W.E.B.S) features concealed high-powered speakers that provide 360 degree coverage for both locally and remotely transmitted broadcasts. The system’s zone paging system can broadcast remotely via an attendant phone and broadcast to towers individually, in selected groups, or all at once. The tower’s emergency/information phone automatically activates the blue light/strobe mounted atop the tower whenever an emergency call is placed and connects users to emergency/information assistance. The tower stands 10 feet, 2 inches tall and can be customized to feature CCTV and a variety of lettering, signage, and colors.

Portable Cooling
Temp-Air Designed for portability and convenience, Topaz portable air conditioners set up in minutes and roll from room to room. The Topaz line consists of six models, offering from 14,000 to 77,500 Btu per hour. They deliver full performance at a range of temperatures and altitudes with a thermostatic expansion valve. Users only need to plug in the units to start cooling; no special electrical requirements are needed. Accessories such as ducting, nozzle kits, programmable thermostat, and condensate pumps allow the unit to adapt to varied applications.

Air Filters
Permatron Corp. Model IN and HFA washable, electrostatic three-stage air filters use the accumulator chamber design. Multiple filtration panels are encased within an outer steel frame. The first panel acts as a prefilter. When particulates build up on the prefilter, airflow causes them to break off and be swept into the accumulator chamber, where they are agglomerated into larger particulates that are too large to pass through the second panel. The afterfilter holds smaller particulates that might have escaped the prefilter, or did not respond to an electrostatic charge. No system modifications or electrical connections are needed.

Security Management System
Ingersoll Rand Security Technologies The Security Management System integrates access control, digital video and alarm monitoring systems. The online and offline hardware is integrated and includes Schlage CM, CL, VIP and wireless devices. Software operates in multiple Microsoft Windows environments and is OBDC and MDAC-compliant. The system supports a variety of credential technologies, including proximity, smartcard, biometrics, magnetic stripe, Wiegand, barium ferrite, bar code and keypads. It can import from and export to other facility systems. Controllers provide multiple communications options and can make decisions locally if communication with the host is severed. Searchable criteria provide access to stored video. Integrated video motion records only during periods of activity. The system offers Web-based remote capabilities.

Access Control
Kaba The E-Plex 5000 Series is now available with a privacy lock option. It is intended for any door where temporary privacy is required, such as restrooms and dressing rooms. It is activated by turning the thumbturn knob on the inside lock housing. The privacy lock also features a privacy override function. Managers with authority to grant access codes may give privacy override privileges to any user when their code is issued or in the future, as required. The privacy lock is standard on models having mortise with deadbolt and optional for models with cylindrical locking devices.

Variable Frequency Drive
Baldor Electric The H2 washdown drives are available in open-loop, encoderless and closed-loop vector and servo configurations. The drives integrate a keypad into the new washdown H2 cover, making programming exactly the same as the standard H2 drives. The drives are rated NEMA 4X and are available from 1 through 10 horsepower. An optional Ethernet server board allows point and click setup and off site monitoring. The drives also include a “real time clock” feature providing scheduled maintenance outputs and messages, as well as a built-in PID loop.

Cover Board
Firestone Building Products Co. CoverDeck is approximately 50 percent lighter than gypsum-based cover boards, according to the company. It has passed industry standards for wind and fire ratings and is hail resistant. Available in 3/8- and 5/8-inch thicknesses, the product is designed for use with all Firestone mechanically attached or fully adhered EPDM or TPO roofing systems and is compatible with asphalt for most modified-bitumen and hot- or cold-asphalt system applications. Co-polymer binders allow use with hot, cold, aqueous or solvent-based adhesives. CoverDeck has 54 percent recycled content and can be recycled when the roof has reached its service life.

Sheathing Panels
Georgia-Pacific DensGlass Gold has a patented glass mat design that integrates a water-resistant treated core with a glass mat face and back to provide protection from elements. Sheathing is available in 1/2-inch and 5/8-inch thickness. Panels are available in 4-, 8-, 9- and 10-foot lengths. When tested in accordance with ASTM D 3273, the sheathing scored at the highest level of performance for mold resistance, indicating no mold growth in a 4-week controlled laboratory test, according to the company. The product is warranted by the company for six months from purchase date.

Cleaning Carts
Rubbermaid Commercial Products Constructed from structural web plastic, the company’s health care cleaning carts work with the company’s line of microfiber products. Storage features include Tool Grip holders and high-capacity bins for microfiber pads and other supplies. Microfiber disinfecting, pedal-wring and press-wring buckets attach to the carts via a Lock ‘N Go system. The carts use quiet caster technology and feature locking covers and doors that meet health care industry standards for keeping cleaning supplies concealed and secure.

Touchless Faucet
Kohler The Tripoint faucets include infrared sensors that rely on distance, not light, to trigger the sensor, which the company says reduces false activation. A high-temperature limit stop and a temperature adjustment lever on the side of the faucet allow users to regulate the temperature. The lever can be removed after installation to deliver a pre-set water mix. Faucets are available in low-profile and gooseneck versions. Both include flexible supply hoses and above-deck electronics and valving.

Tile Floor
LG Floors The Deco Stone and Deco Wood luxury vinyl tile flooring line creates the look of stone or wood. The collection includes 16 patterns and more than 100 colorways. The flooring is available in 18-by-18-inch tiles with a 3mm nominal thickness.

Lighting Controls
Leviton The 3000 Series DMX lighting control consoles are available in two models with either four or eight control channels. Consoles feature four or eight programmable scenes, audio input, audio gain control, and DMX output. Consoles are designed for instances where only basic features such as channel control and scene memory are required. Consoles also include multiple chaser functions, bump buttons for each channel and scene and master output faders. The consoles’ connector pin outs are also permanently screened next to the connector.

Exterior Wall Systems
Atas InSpire wall systems utilize metal wall cladding as a solar collector to heat outside fresh air. The perforated collector panels are installed several inches from the south-facing wall, creating an air space. Fans draw air warmed by sunlight through the perforations into the air space. Heated air is distributed though a conventional HVAC system. The product is available in aluminum and pre-weathered zinc. Choices include 15 standard and 13 accent colors.

Towel Dispenser
SCA Tissue North America The Tork Intuition touch-free roll-towel system uses a patented hand-sensing system to ensure patrons touch only the towel used. In the sensor mode, towels remain inside the cabinet until the sensor is activated. In the hanging mode, a single towel is exposed for immediate access. Towel length and time delay are adjustable. Units include a stub roll compartment and built-in finger slot and manual feed button. Dispensers can be flat mounted on the wall or retrofitted into existing stainless-steel cabinets for ADA compliance. Based on 34,000 towels per year, batteries should last more than two years. A light indicates when batteries need changing.

Facility Communication System
Cooper Wheelock The SP40S is a multi-function supervised paging, messaging, background music delivery and emergency voice evacuation system with 24 VDC battery backup. The single channel system can deliver 40 watts of supervised high-fidelity audio and 2 amps of supervised 24 VDC synchronized strobe power. Standard features include an on-board digital voice messaging system with eight standard messages, a hand-held microphone and power supply/battery charger. The system is expandable using supervised audio power boosters.

Lighting Control
Lutron Electronics Co. Inc. LiteByte allows users to create their own lighting environment using a computer. LiteByte communicates from Windows-based software through an IR receiver to allow users to choose light levels. It converts the PC commands into infrared signals that are transmitted to the receiver on the ceiling, which controls a pre-assigned group of light fixtures. It requires no special server software. Occupants also can control light levels with PDAs, hand-held remotes, or with wall controls. The system senses changes in lighting needs based on the amount of natural light entering the building throughout the day.

Roofing
Stevens Roofing The EP Profile Plus is an enhanced 1.5-inch-tall extruded profile for installation on commercial roofs that looks like a standing seam metal roof. The system, available in nine colors, can be installed on both flat and radius roof decks without deformation. The product is made with the same compound as the company’s EP flashing membrane. Based on a fully adhered assembly, the product’s battens are installed with a double-sided butyl tape, so there are no penetrations of the membrane.

LED Luminaire
Philips Lighting Co. The Low Bay LED luminaire features LEDs that provide an instant on-off capability that can be used with activity sensors. It requires no special wiring or ballast. The LEDs have an average rated life of 50,000 hours and generate less heat than metal-halide luminaires, according to the company.

Video Intercom System
Aiphone The JF Series of video intercom systems include door release and entrance monitoring. The JF Enhanced also features built-in picture memory to record visitors, a new voice memo feature to leave messages on the inside station and a new entrance message feature which allows for pre-recorded messages to be played to visitors.

Touchless Faucet
Moen The Freehand electronic sensor faucets use a .5 GPM low-flow aerator and 30-second auto shutoff to reduce water consumption. The faucets are available in a 4-inch center-set or single-hole mount lavatory design and a variety of mounts. Power options include four AA batteries or AC power.

Controller
Reliable Controls MACH-ProCom is a 32-bit building controller that features high speed Ethernet 10/100 and supports multiple protocols including BACnet, RCP, SMTP, and both Modbus RTU and Modbus TCP. A flexible dynamic databasae allows users to define up to 160 universal I/O on a single address. Points are added using universal I/O expansion modules. The device is backwards compatible with previous generations. Standard and custom ranges can be selected, as well as fixed or program-driven values. Each trend log stores 512 samples and up to six points. Values are recorded at user-defined intervals. A five-year warranty is included.

Rigid Board Insulation
High-R Insulation Systems Designed for use in pre-engineered metal buildings, the company’s rigid board insulation system can provide a R-45 rating and is adaptable to bar joist structures and post frame buildings. The boards form a cavity between the roof or wall panels; this cavity is filled with fiberglass insulation. The patented system holds the rigid board in place via metal clips and PVC trim. The board’s white embossed finish becomes the interior ceiling or wall. The surface can be power washed, painted and treated to offer a 15 minute thermal barrier.

LED Wall Packs
North American Energy Group The company’s LED wall packs use a die-cast aluminum housing with a bronze finish. They have a 100,000-hour system life and instant-on capabilities with immediate re-strike. The lamps are available in 150- or 250-watt equivalents and use a prismatic lens refractor.

Wireless Mesh Sensor Network
Spinwave Systems Inc. A3 Sensor Net is a wireless mesh sensor network designed to minimize interference from other RF sources and power consumption. The open architecture supports LonWorks, BACnet (MSTP and IP) and Modbus (TCP and RTU) protocols. In addition, it interfaces to devices that use the ZigBee wireless protocol and can adapt to other protocols based on the IEEE 802.15.4 standard. Sensors in the mesh network are battery powered with long MTBF and are designed for building control applications. Router/Repeater modules extend the range of the network and provide alternate routing paths for high data throughput.

BACnet System Controller
Delta Controls The company’s 16x16 Controller is a native BACnet controller that communicates either on an RS-485 LAN using the MS/TP BACnet protocol, or optionally over twisted-pair Ethernet. It also supports other application-based controllers. The controller is designed for a range of applications with mid-sized I/O requirements. Strategies are written in the company’s GCL programming language. Both firmware and controller databases are loadable over the network.

Utility Vehicle
Bobcat Co. The 2300 four-wheel-drive utility vehicle can mow, sweep, and move materials with its RapidLink attachment system. The attachment arm can lift loads up to 500 pounds as high as 2 feet. Attachments include a bucket, mower, pallet fork, snow blade and whisker push broom. Powered by a 20-horsepower diesel engine, a traction control system automatically sends power to all four wheels, preventing one, two, or three wheels from spinning without the fourth. An automatic locking differential engages when needed and disengages when turning. Other features include an aluminum frame and a power cargo dump box with an 800-pound bed load capacity.

Advanced Meters
E-Mon A load control option for E-Mon D-Mon Class 3000 advanced meters operates at the user-selectable high and low set points. The high kw limit can be used to shave electrical demand peaks by shedding loads or activating a local generator. The low limit allows the load to be returned to normal operating power independently as pre-set parameters are met.

Hygienic Talking Device
Kimberly-Clark The Hand Hygiene voice module provides a reminder to all restroom visitors to wash hands. The message is: “Hand-washing reduces the spread of germs. Lighting Subpanel
