Overview:

The Project Manager is directly responsible and provides support for management of operational and capital construction projects.





Responsibilities:

-Under the direction of the Director of Capital Projects and the AVP for Facilities Management, directly manage operational and capital projects.

-Manage and participate in all aspects of the project delivery process including design development, procurement, construction administration, punch list, commissioning, and close out.

-Coordinate with other Juilliard departments on their needs and provide updates and notification as required during the course of the work.

-Read and interpret construction documentation including blueprints, construction drawings, specifications, submittals, Gantt charts, and other required documents.

-Manage contractors and confirm their work is in accordance with approved designs and specifications.

-Coordinate with vendors and Juilliard staff to review and update contracts in preparation for approval by the Senior Project Manager or AVP.

-Conduct project update meetings and circulate meeting minutes as required.

-Develop project cost estimates and track the project budget ensuring on-budget completion.

-Review and recommend any proposed change orders or field directives to the Senior Project Manager and AVP for review and approval.

-Coordinate with Facilities Management staff to ensure projects are constructed in a manner that provides for optimal maintenance.

-Coordinate with Facilities Management staff on commissioning and closeout of the project administering training from vendors on products and equipment.

-Coordinate with the Department of Buildings, FDNY, and other city agencies on required plan reviews, permitting, inspections, and other regulatory requirements.

-Perform other related duties as assigned.



Minimum Requirements:

-Bachelor’s degree or Bachelor’s degree-seeking in architecture, engineering, construction management, facilities management, or related field

-Two years’ experience as a facilities or construction project manager

-Good computer skills including Microsoft products and ability to learn unfamiliar programs quickly

-Good Communications skills.

-Ability to read and interpret documents such as safely rules, operating and maintenance instructions, and procedure manuals.

-The successful candidate must be able to work well with all levels of employees, be flexible in nature, have sound judgment with an open and collaborative style that encourages teamwork and cooperation beyond the immediate team to the broader organization.

-Ability to work with a wide range of constituencies (staff, students, faculty, and administrators) with diplomacy and tact

-Understanding of the mission of The Juilliard School



Preferred Background:

-Five or more years’ experience as a facilities or construction project manager

-Project Management Professional (PMP) or Certified Associate in Project Management (CAPM) certification by the Project Management Institute (PMI)

-An understanding of Building Information Modeling in context of facilities and construction management

-OSHA 30 training for construction

-Knowledge of how to use project management software such as:

AutoCAD

Revit

Microsoft Project

Procore
