Description: Role Overview

The Lead Maintenance Technician oversees day-to-day maintenance operations across multiple properties, ensuring that all building systems, equipment, and units are safe, functional, and well-maintained. This role combines hands-on technical work with leadership responsibilities, coordinating a small team of maintenance staff, managing work orders, and ensuring compliance with safety and building codes. The Lead Tech serves as the primary liaison between the maintenance team, property managers, and residents.

Key Responsibilities

Leadership & Team Oversight

•Lead, coach, and mentor Tier 1 and Tier 2 Maintenance Technicians to ensure consistent quality and adherence to safety standards.

•Provide on-site technical guidance, troubleshooting assistance, and performance feedback to promote skill development and accountability.

•Serve as the primary point of contact for complex maintenance issues, offering solutions and escalation support as needed.

•Evaluate team performance through regular check-ins, job reviews, and training assessments, ensuring continuous improvement and alignment with company standards.

Scheduling & Office Coordination

•Collaborate closely with the Maintenance Operations Coordinator and office staff to create accurate job timelines and realistic project estimates.

•Assist with daily and weekly scheduling to optimize technician workloads and reduce downtime.

•Communicate field progress, challenges, and completion updates in real time to ensure transparency and timely project delivery.

•Help prioritize work orders based on urgency, safety, and operational impact.

Hiring & Staff Development

•Partner with Human Resources and leadership to support recruitment, interviewing, and onboarding of new maintenance technicians.

•Participate in technical skill evaluations and cultural fit assessments during the hiring process.

•Provide hands-on training and mentorship for new hires to ensure successful integration into the team.

•Identify training gaps and recommend professional development opportunities to management for ongoing staff growth and retention.

General Maintenance & Repairs

•Perform routine building maintenance and respond to service requests in a timely manner.

•Conduct preventive maintenance inspections to reduce future repair costs.

•Document all work orders accurately in the maintenance system.

Carpentry & Construction

•Repair and install doors, locks, hinges, and handles.

•Assemble cabinets and shelving; patch fences, decks, and railings.

•Perform drywall repairs and small-scale construction projects.

Plumbing

•Troubleshoot and repair leaks, clogs, and common plumbing issues.

•Replace fixtures including faucets, toilets, sinks, and showerheads.

•Install dishwashers, washing machines, and garbage disposals.

Electrical

•Replace outlets, switches, light fixtures, and ceiling fans.

•Install and maintain smoke and CO detectors.

•Troubleshoot basic electrical problems and perform minor repairs.

Painting & Finishing

•Patch drywall and touch up paint on interior and exterior surfaces.

•Apply caulking, sealant, and grout to maintain surfaces.

Appliances & Fixtures

•Install and maintain common household appliances such as microwaves, garage door openers, and range hoods.

•Support minor upgrades such as tile backsplash installation.

Exterior Work

•Maintain outdoor areas, including gutter cleaning, pressure washing, and minor concrete or roofing repairs.

•Repair and maintain fences, gates, decks, and patios.

Safety & Compliance

•Follow all safety protocols, PPE requirements, and Cal/OSHA standards.

•Report hazards, unsafe conditions, or needed repairs promptly.

Qualifications & Experience

•Minimum 5+ years experience in general maintenance, property maintenance, or a related field.

•Strong technical capability across multiple trades.

•Proven leadership experience with the ability to train, mentor, and guide team members toward excellence.

•Excellent communication and organizational skills, with the ability to coordinate effectively between field and office operations.

•Strong analytical skills for accurately estimating job durations, labor needs, and material requirements.

•Professional demeanor with a client-focused approach and exceptional attention to detail.

•Physically capable of safely operating tools, materials, and equipment; ability to lift up to 50 lbs. and perform hands-on maintenance tasks as needed.

Additional Requirements

Because driving to and from various job sites is an essential function of this position, the candidate must possess a valid, active California driver’s license and have access to reliable transportation that complies with all applicable state registration and insurance requirements.
