Under the guidance of the Facilities Maintenance Director or designate, this position is responsible for managing a team of staff of up to 5 workers and direct and assist staff in the upkeep, maintenance and repair of Arc facilities and grounds. The incumbent will be responsible for directing and managing the maintenance, repair and preservation of agency leased commercial property and group homes infrastructure. This position will also supervise assigned personnel and support the implementation of the department’s long- and short-range business plans. This position requires a basic background in building, grounds, electrical, plumbing and equipment operations and maintenance. The purpose of this position is to direct, supervise, maintain, and evaluate the facilities & maintenance daily operational effectiveness. To include but not limited to repair, architecture maintenance, all phases of construction builds, schematic, design, construction, bidding and administration or ongoing commercial and group home improvement activities. Supports all Project Managers, Vendors and Consultants in a collaborative approach to ensure successful outcome of all facilities and assigned projects. Supports and consults with key decision makers on repairs, maintenance and construction staff, cost of projects and overall business management strategy. Oversees activities at call agency Commercial and Group Home properties.
This position requires the incumbent to have knowledge of building codes, regulations, general and preventive maintenance philosophies, commercial and or residential property development and operations. Proficiency with personal computers, including Office software, and Computer Maintenance Management Systems (CMMS) is required. The incumbent will have the ability to organize and plan activities for a maintenance dept. and possess working knowledge of applicable codes, environmental codes, safety rules, standards and state and federal OSHA compliant operations regulations, is required. The position requires organization and communication skills to support a participatory workplace environment, promoting mutual respect and acceptance of the abilities and viewpoints of all employees in a diverse work group.
The agency operates 24/7/365, and that means our facilities teams must support a population that includes a significant number of staff at our Group Homes and agency Commercial properties throughout Union County. Our headquarters and facilities has a large number of commercial and industrial grade HVAC units and generators that need to be tested often throughout each month and must be maintained to the highest level of reliability.
In this role the incumbent will be the lead go to staff under the direction of the Director of Facilities and is responsible for managing the functional operations of all facilities, preventive maintenance, construction management, and emergency response. The incumbent is responsible for overseeing the development and execution of the agency’s facilities strategy. This position requires the ability to organize and prioritize between multiple large projects and small tasks and consistently make high-quality decisions to maintain our high standards to; develop and manage facility maintenance and custodial plans to ensure all locations are kept in excellent condition. Ensure the office spaces and services adhere to our quality standards, as well as comply with regulations regarding safety and security; ensure all building systems are maintained at the highest standards with proactive preventive maintenance, testing and repair schedules. Responsible for ensuring all facilities are functional, comfortable, compliant, energy efficient and attractive facilities, in accordance with approved operating budgets; as the agency expands, lead all large and small property construction projects from remodels to entire fit-outs for new building or space acquisition; ensure the agency has a collection of talented, reliable vendors who meet our high standards and hold them to those standards; passionately and urgently lead all efforts when there are critical system breakdowns or weather events that threaten the business continuity at our locations and to co-manage the facilities budget alongside the Director of Facilities along with other key performance metrics of the department.
Work Hours: 8:30 AM to 4:30 PM Monday through Friday. Available as or “if” needed for emergency calls after hours and or Weekends. Must be able to travel to agency site locations daily as needed.
Qualifications: Minimum education requirement is a bachelor’s degree in business, Industrial Technology, Engineering or related field and or 5+ years of demonstrated equivalent industry experience. Previous work experience should include a minimum of seven (5) years of management and leadership experience to include progressively responsible experience in the management of a maintenance department. Very strong working knowledge of building systems: HVAC, mechanical, life safety and structural engineering. Sophisticated understanding and experience with electrical systems of all types for both power and control purposes. Generator maintenance experience a plus. Strong project management skills, Strong managerial and leadership skills, Design and detail oriented, Relevant designation LEED, CFM, FMA is preferred but not required. Business acumen – knowledge of standard business and accounting practices. Willingness to travel in the capacity of a roving mechanic, when needed.
Ability to function independently and or with a team under assignment. Flexibility and ability to thrive and perform in an ever-changing, fast paced and demanding environment. Must have a valid New Jersey driver’s license with abstract (not exceeding 5 points), and ability to meet agency insurability requirements. Complete State/Federal Criminal Background checks and Central Registry checks.
Skills: This position requires Proficiency in Windows software, Ability to use a data entry software. This position requires excellent interpersonal and conceptual skills; proficiency facilities maintenance; strong management, leadership, planning and communication skills; ability to manage information effectively. Ability to timely diagnose and resolve problems, inspire and provide guidance to senior and agency staff at all levels. Demonstrate ability to make informed managerial decisions and take timely proactive action. Ability to utilize Windows Software, audit invoices and review expense reports. Ability to prepare and manage a budget and be accountable for financial activities required for daily operations to include vehicle gas cards, vehicle maintenance/upkeep and or other credit card use. The incumbent will be required to exercise a deep level of Subject Matter Expertise and provide high-level leadership and supervision. This includes independent judgment and effective, timely decision-making.
Required Working Knowledge of: Basic hydraulics, Building and grounds maintenance experience, Able to read and follow blueprints and electrical diagrams. Experience in performing preventative maintenance, Able to interface well with production line workers and supervisors, Ability to apply mathematical concepts to practical situations. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form preferred. Ability to read and or construct (Blueprints). Ability to measure and use industry software to construct diagrams.
