Expenses and income for Class A office buildings decreased in 2005, according to a new report from BOMA International.

Average income for 2005 was reported at $22.42 per rentable square foot (rsf) according to the 2006 Experience Exchange Report, versus the $23.62/rsf in 2004. Average total expenses for 2005 were reported at $9.95/rsf versus $10.23/rsf for 2004.

Class A buildings are defined by BOMA International as the “most prestigious buildings competing for premier office users with above average rental rates for the area along with high quality standard finishes, state of the art systems, exceptional accessibility, and a definite market presence.”

The income and expense levels of Class A buildings are higher than the national composite averages for Class A, B, and C combined. These buildings make up 59 percent of the reports within the U.S. private sector sample.
