Position Title: Maintenance Supervisor

Department: Facilities

Reports to: Director of Facilities





POSITION SUMMARY

Catlin Gabel School seeks a knowledgeable and experienced Maintenance Supervisor to join our dynamic community dedicated to inspired learning and responsible action. The Maintenance Supervisor is responsible for daily maintenance operations, safely and efficiently supporting the school functions and the physical plant. This role collaborates with the Grounds and Custodial Supervisors to provide leadership among the Facilities Team and to act decisively in matters of campus safety/security and in times of emergency. The position requires knowing and applying best maintenance practices and using experience and judgement to plan, coordinate, and participate with the Maintenance Team to complete tasks.





ESSENTIAL RESPONSIBILITIES & OUTCOMES

Use daily leadership and direction to build a team of dedicated, competent, efficient technicians who support the school’s programmatic needs and physical functions.

Coach employees to create and maintain a work environment of respect, good morale, ownership and collaboration among all members of Operations and the school community.

Develop complete and detailed work plans from minimal or unspecific requests.

Interface with the school community to develop understanding and cooperation in scheduling and execution of maintenance work orders and preventive maintenance tasks.

Coordinate outside contractors to optimize work efficiency and minimize impacts on school community.

Schedule and document safety inspections conducted in house or by contractors and vendors.

Maintain the work order database daily and utility data monthly.

Participate in annual budgeting process. Monitor maintenance budget and approve expenditures.

Assess maintenance team’s current level of training and competencies, and develop a schedule to meet requirements and to elevate desired skills. Develop plan with employees to pursue their individual interests and career goals by end of year one.

Become familiar with campus energy management software and HVAC systems by end of year one.

Assess and implement shop organization, purchasing, and inventory system for maintenance equipment and supplies by end of year one.



REQUIRED QUALIFICATIONS & COMPETENCIES

The person filling this position must have a minimum of 10 years consecutive experience in hands on maintenance operations, with at least 2 years of direct supervision of multiple maintenance technicians, or any combination of experience and education that provides the necessary skills, knowledge and ability to perform assigned tasks.

Demonstrated skills in carpentry, plumbing, painting, and building systems. Preference for school or institutional maintenance experience.

Situational awareness and demonstrated understanding of the particular risks of conducting maintenance operations in a school environment.

Leadership abilities that engender, by example and direction, a strong work ethic, integrity, and teamwork.

Customer service orientation.

Good written and verbal communication skills in English. Polite and professional demeanor in all interactions. Neat and professional appearance appropriate to tasks and the school setting.

Strong organizational and time management skills.

Sufficient typing and computer skills to conduct daily communication and documentation tasks. Ability to effectively learn and utilize work order, inventory, and energy management systems. Ability to sit at a desk working on a computer.

Ability to walk for long periods across campus; ability to climb and descend stairs; ability to lift and carry up to 50 lbs. frequently and shift +50 lbs. with equipment. Possession of a valid Oregon driver’s license and an approved driving record.



SUPERVISORY RESPONSIBILITIES

Daily supervision and periodic review of the Maintenance Team including Building Technician, HVAC Technician, Electrician, and Mechanic.



SCOPE OF WORK

The Maintenance Supervisor reports to the Director of Facilities and assists other supervisors in the responsibilities of leadership and school support when the director is away.



WORKING CONDITIONS

Full-time, salaried 12-month position. Position is Exempt. Duties are performed in office, shop, and field environments daily. Hours are typically 7am to 4pm with evening and weekends as required. Carries work phone after hours. Position requires ability to adapt readily to constantly shifting work scenarios within tight timelines and multiple constraints. Occasional operation of lifts, tractors, and other rental equipment to assist in special projects and snow removal operations.
