The ARK, a non-profit social service agency with facilities on Chicago’s North Side and in Northbook, is seeking an experienced, energetic and versatile Facilities Manager to be responsible for properties and equipment, including general maintenance and upkeep, repairs, and renovations, at all ARK sites. The Facilities Manager ensures that interior and exterior workspaces are fully operational and safe on a daily basis; and identifies, coordinates, and oversees all facility vendors and contractors.
Duties and responsibilities:
• Maintains/performs general repairs to buildings, utilities, grounds and equipment
• Responsible for maintaining facility cleanliness, orderliness and appearance, and ensuring that equipment is maintained and fully operational
• Identifies/manages facility vendors and service contractors; prioritizes workloads accordingly to prevent conflict with organizational operations
• Optimizes repair and maintenance of HVAC, electrical, plumbing, and other systems
• Keeps informed and up-to-date on technology matters, and makes recommendations regarding technology as it relates to building systems, equipment, and emergency response regarding security and fire safety
• Seeks and makes suggestions leading to cost reduction and improvement of work processes
• Maintains, manages and renews all permits, operating certificates, occupancy permits, health inspector reports, etc.
• Ensures compliance with OSHA requirements
• Purchases equipment and supplies as needed, while remaining cost-effective
• Manages emergency preparedness, including all safety and security systems; serves as first responder to security and fire alarm notifications
• Manages maintenance and janitorial staff, vendors, and other staff as assigned, and documents all related policies and procedures
• maintains condition/safety of ARK vehicles; transports food and other items between ARK facilities; serves as backup driver as necessary
• Works collaboratively with management and staff regarding room scheduling and set-up for meetings and events
• Reports to the Executive Director or his designee with detailed, pertinent data and appropriate daily updates
• Performs other duties as may be assigned
• 5 years’ experience as a Facilities Manager or closely related position
• Excellent communication skills, with strong aptitude for detail, delegating tasks, problem-solving, organization, and prioritization of tasks
• Knowledge of light construction methods
• Computer/internet literacy
• Physically able to perform indoor and outdoor maintenance work, including snow removal; regularly lift 40-50 lbs.; bend, stand and walk throughout the work day
• Able to meet deadlines and work on multiple projects at once
• Ability and willingness to personally represent The ARK and its values to the highest possible standards
• Ability to work limited Sunday and evening hours
