First Tower in Paris Achieves LEED Gold Recognition
PARIS — Beacon Capital Partners, LLC (“Beacon”) has announced that First Tower in Paris, France’s tallest office building, has been awarded the prestigious LEED (Leadership in Energy and Environmental Design) Gold certification by the US Green Building Council. First Tower is owned by an affiliate of Beacon.
The award represents the first LEED Gold certification for New Construction to be made in France, and recognizes the significant environmental efficiencies achieved from the redevelopment of First Tower, the most prominent landmark in the city’s La Defense office district. The project was completed in 2011.
LEED is a voluntary program that provides third-party verification of green buildings. The program operates in 135 countries, with more than 50% of total LEED registered square footage located outside the United States.
Jean-Marc Besson, Senior Managing Director and President of Beacon’s Paris office, commented: “We are very proud to receive LEED Gold for New Construction certification for the work performed to turn First Tower into an office building that is not only the tallest in France, but sets the highest standards for performance.”
Among the accomplishments achieved during First Tower’s renovation were:
Optimized Energy Performance
First Tower achieved an energy savings of 26% compared with a basic building defined by ASHRAE (USGBC) through new lighting, mechanical systems and a specially-designed thermal facade.
50% of First Tower’s electrical energy use over the next two years will be provided by green power.
Construction Waste Management
60% of the waste generated by construction was recycled, while 72% of existing structural elements were re-used to minimize additional waste.
100% of First Tower’s occupants have individual control of their ventilation and temperature controls.
Additional achievements included:
--Significant reduction in CO2 emissions resulting from the decision to renovate First Tower instead of constructing a new tower.
--High degree of insulation efficiency on the building’s façade through use of double- and triple-glazing.
--Reduction of the urban heat island effect through skillful deployment of reflecting materials.
--Major savings in water usage via re-designed bathrooms, toilets and kitchens.
