KANSAS CITY, KAN. – Ask any condo resident at Jupiter Ocean Grande what they know about roofing and they’ll tell you this: salt laden air off the Atlantic Ocean is tough on a metal roof. The Jupiter, Florida residents discovered the hard way that the metal roofs on their high-rise homes and facility buildings started rusting and fading less than five years after installation.
To solve their roofing headaches, the homeowners association turned to polymer roofing tiles from DaVinci Roofscapes. Backed by a 50-year limited warranty, the impact-resistant tiles meet high wind velocity codes, making them ideal for this coastal community.
“We had many challenges when selecting a replacement roofing product,” says Richard P. Eannarino, president of the Jupiter Ocean Grande homeowners association. “First, we needed a replacement roofing product that would meet our area building codes and could stand up to hurricane-force weather conditions, including 125 mph winds. Second, since we’re less than 500 feet from the ocean, we needed a tile that would resist salt air, sea spray and potential damage from the sun. Third, we needed a color match to our original metal roof since we won’t be able to complete all the reroofing work at the same time.
“The Bellaforté Slate product meets all our needs. The tiles resist curling, cracking and fading, mold, algae, fungus and insects. And, as a huge benefit, the company was able to create a color match for the steel green color of the original metal roof. This has turned out to be a win-win situation for our entire community.”
Bellaforté roofing tiles have been extensively tested and achieved Class 4 ratings for impact resistance along with the Miami Dade County Acceptance (High Velocity Hurricane Winds) showing that the roofing tiles can withstand hurricane-force winds. In addition, roofing tiles from DaVinci have a Class A for fire rating and have achieved the highest rating for straight line wind testing at 110 mph.
Backed by a 50-year limited warranty, the patented snap-fit, self-locating Bellaforté 12-inch slate roofing tiles include an integrated rain gutter, leading edge tab and rain dam. The roofing tiles use twenty percent less material than DaVinci’s traditional synthetic slate shingles, saving resources and reducing the tile weight. A square of Bellaforté roofing tile weighs just 185 pounds, helping reduce both installation time and landfill load due to reduced construction waste.
Polymer Ideal for Coast
The original design of the Jupiter Ocean Grande complex relies heavily on extremely visible rooflines on three high rise condos, four cabana buildings, a guard house, a pool house and a tennis gazebo. The high pitches and staggered roof lines capture the eye and serve as a focal point for the complex.
“I’m a big believer in polymer roofing products for our geographic area,” says Al Christiano, senior account manager for Empire Roofing in Sunrise, Florida. “The security that comes from this community now having these roofs overhead is unmatched. Homeowners get peace-of-mind, low maintenance and years of guaranteed top performance.”
Christiano, who led his team in the Jupiter Ocean Grande reroofing project, appreciates that the Bellaforté Slate products were simple to install and will have a long lifespan in the community. “Ease of installation was a huge factor in selecting these products,” says Christiano. “We were eight stories up on a swing stage to remove the original metal roof on the condo building and install the polymer roof. Because we didn’t use lifts we were able to save on costs for the association. And, we attached these tiles with stainless steel screws to metal decking in most cases in order to resist rust and assure long-lasting security.
“Now that we’ve got a majority of the community reroofed, we’re hoping the association brings us back to finish the other condo structures in a few years when they have the funding in place.”
