Commissioning Is Essential for Peak BAS Performance

I’m Ed Sullivan, editor of Building Operating Management magazine. Today’s topic is the importance of commissioning building automation systems.
Commissioning the BAS is a painstaking process of calibrating devices, testing control sequences and verifying that information can be shared, among other steps. Doing all that takes time and money. But the investment in commissioning is paid back over the life of the system in reduced energy and maintenance costs, as well as improvements in occupant comfort and indoor air quality.
Facility executives should also consider retrocommissioning of existing systems if the building has high energy costs, equipment problems or complaints about comfort. That’s especially important if the BAS was not commissioned when new. Retrocommissioning should reduce energy costs by means of repairs or changes to the BAS and may suggest other steps that will require greater investment.
