How are you conducting routing maintenance inspections?

"For major equipment, like chillers, we let the manufacturer decide on the maintenance schedules and procedures. We use the factory authorized service companies on anything that's expensive and critical. For the rest of the stuff: greasing motors, and bearings, changing filters, checking drive belts, changing oil, etc., we do it in house."

"Routine or preventive maintenance inspections should be based on significant failure causes - regardless of the industry or facility type. Significant failure causes are those that have occurred, would be occuring if no current maintenance plan were in place, and those that would result in severe consequences or are required by regulatory agencies."
