BUILDING CONTROLLER is a 32-bit BACnet device providing high-speed communications, 12 inputs and 8 outputs and multi-protocol support. The MACH-ProSys allows for 64 systems groups, with 160 points per group. It is expandable with the MACH-ProPoint general purpose expansion module. NIGHT VISION CAMERA technology uses atmospheric nightglow and Germanium to provide visibility in total darkness, according to the company. TriWave is a zero lux image sensor that manufacturers can integrate into their standard cameras. Nightglow comes from bands of radiation high in the earth’s atmosphere. FLUORESCENT LAMP produces 5,100 lumens while using 54 watts. Energy-Lite T5 high output linear fluorescent lamps are especially suitable for high bay retrofit projects, according to the company. HVAC CONTROL SYSTEM has LON-based programmable unitary and variable air volume (VAV) controllers. The ComfortPoint VAV controller, available with and without an actuator, can manage single- or dual-duct VAV or room carbon dioxide control. HEAT EXCHANGER TECHNOLOGY is now standard with a three-year coil warranty on all Centurion rooftop units 18 tons to 25 tons. The NOVATION heat exchanger technology, which is commonly used in the automotive industry, has reduced the Centurion rooftop’s weight by up to 10 percent, size by up to 15 percent and refrigerant use by up to 57 percent, according to the company. ASSET MANAGEMENT SOFTWARE includes support for contracts, personal property and the U.S. Department of Defense’s UID (Unique Identifier) requirements. VARIABLE REFRIGERANT FLOW air conditioner offers zoning capability with up to 200 percent diversity. The VRV III features 460V three-phase power supply, capacity up to 20 tons, connection of up to 41 indoor units from one piping network and a refrigerant auto-charge function. The unit offers the longest piping length in the variable refrigerant flow segment and height separation of 295 feet, enabling coverage of larger buildings, according to the company. HANDS-FREE DOOR OPENER opens any latch-less, free-swinging commercial door. The user places a foot on top of the StepNpull with a moderate amount of pressure and then pulls the door open. Product comes with a T6 aluminum bracket, mounting screws and a sign with directions for use. KRM INNOVATIONS

DEHUMIDIFIER supplies 100 percent make-up air utilizing energy recovery from the exhaust air stream. The DryCool ERV’s packaged direct expansion cooling provides a complete conditioning system with space-neutral leaving temperature. CHILLER has an integrated part-load value as high as 16.0 EER. The YORK Tempo air-cooled scroll chiller is available from 70 to 150 TR. Using HFC-410A, the refrigerant-circuit design requires 30 percent to 50 percent less refrigerant than comparable models, according to the company. CLASSROOM FURNITURE design uses a structural gas-injected pocket between the seat and back for strength and shape instead of ribs on the back of the shell. The Intellect Wave collection comes in multiple sizes and includes four-leg, cantilevered, tablet arm, and task chairs, as well as desks in cantilevered, double entry and combined chair/desk configurations. WEB-BASED ACCESS CONTROL SYSTEM lets a user access, monitor and manage the system from any computer running a standard Web browser. BrightBlue by Schlage is designed for applications with 1 to 32 doors and up to 5,000 cardholders. Data Center Consolidation Proves Cooling Challenge

As it rolled out its Eco Innovation Initiative aimed at reducing the power and cooling needs of data centers through energy-saving technology, Sun Microsystems decided to evaluate ways to improve its own data center operations. The scalable, modular solution it created with companies such as APC allowed the consolidation of four buildings in the Santa Clara, Calif., area into one, taking 202,000 square feet of data center space into less than 80,000 square feet, while maintaining growth capacity.

The rack-based data center uses the APC InfraStruXure InRow RC cooling system as part of the solution. In the 13,000-square-foot software research data center, the system’s hot-aisle containment systems use a total of 450 enclosures, which include 230 NetShelter VX and 220 Sun racks. Each of these hot-aisle containment systems operates at an average of 5 kW of heat load per rack. Cooling capacity is pre-piped, allowing additional in-row cooling units for an overall average cooling capacity of 9 kW per rack.

The hot-aisle containment system is mounted to the ceiling rather than the racks to allow for different rack heights. Higher density racks can be incorporated with lower density racks and Sun can quickly add or subtract racks. In addition, an overhead flap system helps to contain the hot aisle air.

Sun also installed three of the manufacturer’s 800kW Symmetra MW uninterruptible power supplies (UPS) across two lab buildings. According to the manufacturer, testing on the UPS offered Sun up to 97 percent efficiency. The UPS scales from 400kW to 1.6MW.

COBIE: From BIM to O&M

When a new building is turned over to facility personnel, it is usually accompanied by a mountain of paper: product data sheets, warranties, equipment manuals, spare parts lists, preventive maintenance schedules, and other essential information.

A more logical approach is to use one database to capture all the information generated during design and construction, then turn that database over to the facility staff. That’s the basic idea of the Building Information Model (BIM).

The move to widespread adoption of BIM took an important step forward with the issuance of version 1, part 1 of a national BIM standard.

One element of that standard is known as COBIE — the Construction Operations Building Information Exchange standard. The goal of COBIE is to make it easier to capture project handover data. COBIE is designed to work two ways: within a BIM and as a standalone spreadsheet. The latter approach enables COBIE to be used even on projects not utilizing BIM. Several federal agencies have already adopted COBIE in their requirements for construction submittals.

Newell Rubbermaid to Acquire Technical Concepts

Newell Rubbermaid will acquire Technical Concepts Holdings, LLC, for approximately $445 million. The transaction is expected to close in the first half of 2008.

Technical Concepts manufactures a range of washroom products, including touch-free fixtures and hardware, soaps and dispensers. Newell Rubbermaid products categories include janitorial equipment, window blinds, and food service tools. NEWELL RUBBERMAID


Giving New Life to Old Lighting Controls

Lander University in Greenwood, S.C., is among the most energy-efficient campuses in the state, as reported by the South Carolina Energy Office. However, after more than 20 years of service, the school’s programmable relay-based lighting and equipment control system was failing. Antiquated and unreliable, and after numerous undocumented modifications, the original control system was only about 75 percent functional and some relays had failed. The time required to program the system for special events was prohibitive, and the process to load even a single change used an unreliable disk drive.

Instead of replacing the whole system, the Engineering Services Department discovered they could retrofit the older GE panels with new control engines and other equipment from Watt Stopper. The upgrade process involved replacing the main control card in each panel with a new card and replacing any failed relays. The bulky old controller was replaced with a small dataline power supply to power the low voltage controls. Wiring was run for a data communications link and a WebLink, and scheduling is now performed on a PC running WinControl software. Lander engineering personnel were able to perform the work themselves under the direction of a technician from the lighting control equipment manufacturer, and so they became more familiar with the system.

Using WinControl software in conjunction with a Lighting Integrator WebLink that allows IP control of all the panels, engineers can create and modify schedules for equipment and lighting in individual spaces including common areas, classrooms, labs and offices. To maximize energy savings, most of the lighting is programmed for manual-on, using previously installed low voltage switches, and scheduled-off.

The controls have been brought back to 100 percent functionality. Strict control of energy use, which in 2004 was 67.42 kBtu/sf, well below the state average of 123.93 kBtu/sf for campuses with housing, is now much easier, with additional savings anticipated in the future. WATT STOPPER/LEGRAND

 

MOEN The Commercial ultra-low flow showerhead, in fixed and handheld models, has a flow rate of 1.6 gallons per minute. The showerhead features a spray pattern that preserves the full-flow showering experience with spray formers that increase the velocity of the water streams hitting the body, according to the company. Both models feature self-cleaning nozzles.

SLOAN VALVE The ECOS dual-flush battery-powered flushometer has two buttons for reduced and full flushes. Depending on the model, a reduced flush cycle is either 0.8 or 1.1 gallons per flush. If no button is pushed, a sensor automatically initiates a flush cycle based on how long the user remains in the sensor range.

TOTO USA The wall-hung high-efficiency flushometer toilet provides a 1.28 gallons-per-flush siphon jet flush with a fully glazed trapway. Offered with either a top or back spud inlet, the vitreous china bowl has a large water spot. Available with a performance-matched high-efficiency 1.28 gallons-per-flush flush valve. Requires a siphon jet support carrier.

WORLD DRYER Airmax hand dryers deliver 275 cubic feet per minute of air through fixed nozzles for a 15-second dry time while maintaining low noise levels, according to the company. Available in push button or automatic, surface-mounted or recessed models with cast iron, steel and WorldStone cover finishes.

ZURN The EcoVantage Pint ultra-low consumption urinal system uses 0.125 gallons per flush. At optimum battery life, the unit can accommodate 200,000 hands-free flush cycles. The flush valve has chloramine-resistant internal seals for harsh water conditions. Unit has a 14-inch extended rim height. Also available in a hard-wired model.

TECHNICAL CONCEPTS The AutoFoam wall-mounted, touch-free soap dispenser uses a box-less refill pouch. The cam gear technology provides up to 120,000 dispenses or three years of battery life. The system is equipped with visual and audio cues to indicate low refill and battery life. Dispensers are key-locked and come in many colors.

BOBRICK The Classic Series of convertible paper towel dispensers uses four interchangeable modules that fit into a common recessed cabinet. Module choices include touch-free universal folded and roll towel dispensers, and 12- and 18-gallon waste receptacles. The removable waste receptacles are locked into the cabinet. The cabinet is finished in stainless steel.

CANNON HYGIENE The Dyson Airblade hand drying system wipes hands dry with a curtain of air traveling more than 400 miles per hour. Users put their hands into the unit and slowly draw them out. Hands dry in less than 12 seconds, according to the company. The unit has a HEPA filter and no heating element.

SCA TISSUE The Tork Image line of brushed aluminum dispensing systems includes an interfolded hand towel dispenser, mini jumbo bath tissue dispenser and soap dispenser. The interfolded hand towel dispenser is top loading; the liquid soap dispenser has a soft-push dispensing button; the mini jumbo bath tissue roll dispenser has a stub roll function.

WAUSAU PAPER Dubl-Nature towel and tissue products are made from 100 percent recycled wastepaper. The product line is processed without chlorine and has a consumer-like embossed pattern. Products available include 800-feet-per-roll towels, multifold, C-fold and Optifold towels in packages of 200 to 250 count, and bath tissue with 500 sheets per roll.

KIMBERLY CLARK The KimCare Cassette skin care system provides either foam or lotion soap. Using interchangeable 1-liter cassettes of soap in eight different formulas, the recyclable refills slip into the dispenser, with a fresh pump in every refill. The dispenser fits onto the universal mounting brackets used for the KimCare ALL-N-1 line.

FALCON WATERFREE TECHNOLOGIES The F-9000SS is a zero-water-consumption, wall-hung urinal. The bowl is constructed of grade 304, 16-gauge stainless steel with a matte finish. A cartridge with biodegradable sealant acts as an odor barrier. With no flushing mechanism, the unit eliminates valve maintenance. A high polish finish is available.

BRADLEY The Express lavatory system with ndite technology uses photovoltaic cells integrated into the top to convert light into electricity. Working with daylight or normal room-level lighting, the battery-free system works even where the lights may be off for up to five days. Restrooms with 400 lx of lighting provide a sufficient amount of light.

DELTA FAUCET The Lahara lavatory faucet delivers 1.5 gallons per minute at 60 psi. Options include a single lavatory with optional 4-inch center escutcheon, two-handle 4-inch centerset, 4-inch mini-widespread, or the 6- to 16-inch widespread deck-mount faucets. Available in chrome, pewter, bronze and stainless finishes.

KOHLER The Steward waterless urinal features a cartridge-free integral trapway that is filled with three ounces of a vegetable-oil-based sealing liquid. The liquid waste passes through the sealing liquid and into the waste pipe. The unit is designed to minimize splashing. Two models available, one with a large footprint designed for retrofits.

EXCEL DRYER The XLERATOR hand dryer dries hands completely in 10 to 15 seconds, according to the company. The unit provides an air stream of 16,000 linear feet per minute at the air outlet, blowing off water droplets and evaporating the remaining moisture. Unit locks out after 35 seconds if hands are not removed.

AMERICAN STANDARD The 1.28-gallons-per-flush Afwall and Madera FloWise toilets provide a cleaner wash and splash less than the original models, according to the company. Afwall is wall-mounted and Madera is floor-mounted. The wall-mounted unit can bear 1,000 pounds when installed with a 1,000-pound carrier. A tray collects condensation from the flush valve bowl.

CHICAGO FAUCETS The HyTronic sensor-operated faucet features a twin beam system, adjustable to a single beam for high interference environments. The sensor automatically chooses between static and dynamic sensing modes. Remote monitoring and troubleshooting possible from a PDA. A hygiene flushing mode automatically activates the faucet after a specified period of low activity.

GEORGIA PACIFIC The enMotion Impulse 8 towel dispenser is smaller than its predecessor, measuring 13-by-9.5-by-13 inches. Automatic touchless dispensing works on three D-cell alkaline batteries. The unit uses the same towels as the enMotion recessed towel dispenser. Sheet length, sensor distance, time delay and dispense mode are adjustable.

WATERLESS EverPrime is a floor drain seal that maintains a permanent liquid seal unless flushed out. It is biodegradable, will not evaporate and has a -20 degree freezing point. The seal is created by pouring 1 gallon of water into the drain, then adding 3 to 6 ounces of the product, depending on the size of the drain.
